How to Use BidDeed
From the statewide auction calendar to a priced shortlist — browsing, filters, the property page, and what BidDeed tells you that the county sites do not.
BidDeed.AI is auction intelligence for Florida foreclosure and tax deed sales: it reads the county dockets, prices every lot, and tells you what to bid — before the sale, not after. This page is the product tour. (Everything here works on the free tier; deeper modules are marked as they come up.)
Start at the calendar
The auction radar is the spine: every upcoming foreclosure and tax deed sale across Florida's 67 counties, in map, table, calendar and spreadsheet views. This is your event-time advantage — county sites each publish their own list in their own format; BidDeed normalizes all of them into one docket that stays current as sales are added, postponed and canceled.
Use the calendar to answer "what sells this week, in my counties?" — then switch views to answer "where are those properties, actually?"
Filter to a shortlist
Discover searches the auction inventory by county, case, address or sale type. A workable weekly rhythm:
- Pick one or two counties you understand — the county pages show coverage and upcoming sale counts per county.
- Filter the upcoming sales to those counties.
- Open every property in the list, briefly. Kill the obvious nos fast: wrong area, wrong property type, homestead premium, visible deal-breakers.
- What survives is your shortlist — and the shortlist is where real diligence starts.
Read a property page
Each property page is the lot's dossier: the sale details (date, county, case number, opening bid), the plaintiff and case posture, the parcel data, and BidDeed's analysis — including the SIGNAL$ verdict and max-bid intelligence. Free accounts see a max-bid range on previews; the exact SIGNAL$ Max Bid is an Investor feature.
Two readings to practice on every page:
- What is being sold, precisely? Legal description, parcel, property type, homestead status.
- What is the exit worth? Comps, condition, zoning (Pro accounts run full ZoneWise analysis — setbacks, height, land use, permitted uses — on every lot), minus repairs and holding costs.
Ask Deed
Deed is BidDeed's AI agent — on the homepage and in the chat drawer — and it answers against the live county record rather than a training memory. Use it the way you would a sharp analyst sitting next to you: "What's selling in Brevard next Tuesday?", "Walk me through this case number," "What survives the sale on this HOA foreclosure?" It is the fastest way to turn a docket line into an understanding.
Set alerts so the docket works for you
Sales move. Clerks cancel, postpone and reset constantly, and finding out at the podium is expensive. Alerts tell you when a sale you watch changes — date moves, cancellations, status flips — so the calendar you priced is the calendar you bid.
The rest of the stack, when you are ready
- Drive for Dollars (/d4d) — build a field route from the lots you plan to bid on and capture what the paperwork cannot tell you.
- Projects (/projects) — after the win: budget the rehab, price the scopes, track spend against the exit.
- SIGNAL$ Property Report (/buy-report) — one property, the full 18-section report, $25 with no subscription: the complete diligence package on a single lot.
Try it now
Open Discover, filter to one county you know, and shortlist three lots for next week's sales. Then price each one.
BidDeed Academy is investor education for Florida foreclosure and tax deed auctions. It is not legal, financial, tax or investment advice, and it is not a title opinion or title insurance. Auction rules, deadlines and statutes change, and every property is different — verify what you read here against the county clerk, the official auction record and your own attorney or title professional before you bid. BidDeed.AI informs the human bidder; it never bids for you.
