BID, REVIEW, SKIP and the Max Bid
How BidDeed's machine-learning verdicts work, how to read them without surrendering your judgment, and how a max bid is built.
Every property on BidDeed carries a machine-learning verdict: BID, REVIEW or SKIP. This page is how to read those — and the number that matters more than all three.
The verdicts, plainly
- BID — the model finds the deal coherent: the price room between the likely opening bid and the exit value, the lien picture, and the property fundamentals all hold together. BID is a green light to do your homework, not an instruction to buy.
- REVIEW — something in the file needs human eyes: a data gap, a lien that needs a county call, an unusual plaintiff, a thin comp set. Most good deals spend time in REVIEW. Treat it as "promising, unfinished."
- SKIP — the model sees a structural problem: no margin at realistic numbers, a lien position that poisons the deal, a property whose exit does not cover the entry. Skip is a time-saver: the docket is long and your capital is finite.
The verdicts exist because nobody can hand-diligence a statewide docket. The model does the triage so your hours land on the lots that deserve them. What it never does is bid: BidDeed informs the human bidder — the paddle is always yours.
The number that decides everything: your max bid
The SIGNAL$ Max Bid is the ceiling BidDeed publishes per property — the most you should pay, computed before the sale from the exit backwards. The logic is the same whether the model computes it or you do:
- Exit value. What the property realistically sells for (or rents for) after you own it — from comps and condition, not hope.
- Minus costs. Repairs, holding time, closing and resale costs, taxes, and title-curative work where the deed needs it.
- Minus margin. Your required profit for the risk and the capital tied up.
- What remains is the ceiling. Not the opening bid plus a stretch. Not "what it went for last time." The number the exit can pay for.
Two rules make the ceiling real: it is fixed before the auction starts, and it never moves upward during the auction. Auction fever is the market's oldest tax — the max bid is the vaccine. Reading the verdict and the ceiling together
- BID + the sale price runs past the ceiling: you pass. The verdict was right; the room was wrong. There will be another docket next week.
- REVIEW + unresolved file: you do not bid what you have not resolved. REVIEW is a to-do list, not a yes.
- SKIP: believe it, or prove it wrong with specific evidence — never with enthusiasm.
