Across the current pipeline, the average opening bid is around $2,148 — and the average assessed value is around $1,991. The opening bid, on average, is higher than the assessed value. That's the opposite of the "buy under assessed value" pitch you'll see for most Florida tax deed counties, and it's worth taking seriously rather than skipping past.
This pattern usually shows up in counties with a high concentration of very low-value parcels — often small, landlocked, unbuildable, or otherwise hard-to-use lots that accumulated years of unpaid taxes precisely because they were never worth much to begin with. The county has to recoup at least the accumulated tax debt plus fees at auction, which is where the opening bid comes from — and for a genuinely low-value lot, that minimum can end up above what the county's own assessment says the land is worth.
It doesn't mean skip the county. It means treat every individual lot as its own research project rather than assuming volume equals opportunity here:
